Sinks and Sink Leaks
From a fresh install to a drip under the drain, the whole job sits here:
Apartments around the QUT campus stack their kitchens and laundries back to back, while cottages near Bancroft Park tuck a trough into a narrow lean-to. A kitchen plumber Kelvin Grove households can book covers both rooms end to end, and every job is done by a licensed plumber.
If we're late, $100 comes off your bill

We map the full spread of our work across Kelvin Grove on the main page. This one stays on the kitchen and laundry: what the plumbing includes, which small jobs you may legally do yourself, and what happens when a renovation moves a fixture.

The plumbing in these rooms covers supply, waste, traps and the connections for sink, dishwasher, washing machine and tub. Under a standard sink, hot and cold supplies with small valves feed the tap, and a waste line runs from the drain outlet through the trap and into the pipe behind the wall.
A trap keeps a water seal in its bend so sewer smells cannot push up into the room. Each fixture passes through its own trap before joining the private sanitary drain, the buried line that links the building to the sewer point.
Kitchen waste and toilet waste can share that one drain, which is why a fault at the far end can show up at your sink. The traps keep each fixture sealed along the way.
The laundry side takes in a tub or trough, the machine's wall taps, and the drain taking the water away. On the supply side, cottages off L'Estrange Terrace still have galvanised lines in places, and corrosion inside them shows up as weak flow or brown water at the kitchen tap.
That fault belongs to the pipe rather than the tap, and it has a page of its own on water pipe repairs.

Queensland leaves only two kitchen jobs open to unlicensed hands: changing a tap washer or the jumper valve beneath it, and replacing a household filter cartridge. The QBCC treats both as unregulated work, though the result still needs to meet the standards.
Everything else splits into regulated categories:
fixing a sink, a tap or a fitting is minor work, which needs neither a permit nor a Form 4.
installing or moving a sink or a machine connection is notifiable work, explained below.
anything touching supply, waste or a trap is a job for a licensed plumber.
The QBCC's own homeowner material names a sink replacement as work an owner cannot take on, and plenty of people learn that one the hard way. The washer question gets more depth on our tap repairs page.

An isolation valve shuts off a single fixture so every other tap in the place keeps running, and every machine in these two rooms should have one of its own. That means a burst hose is a five-minute close-off rather than a soaked floor.
The usual lineup:
a small valve under the bench or at the sink cabinet, on the supply feeding the machine.
the wall taps behind or above the machine, one hot and one cold.
mini-stop valves on the supply lines inside the cabinet, right where they rise to the tap.
the shut-off at the water meter, closed by turning it clockwise. Check first that nothing, the hot water system included, relies on that supply.
In the apartment blocks along Musk Avenue, these valves sit crowded behind benches and machines. A photo of each valve on your phone saves a mid-leak search through a packed cabinet.

A kitchen renovation counts as notifiable work, which is plumbing in a home that already exists and needs no permit from council. The plumber lodges a Form 4 with the QBCC within 10 business days of the work ending. Relocating a fixture, adding a sink or extending supply and waste lines all fall in this category.
A few points worth knowing before you plan a kitchen rework here:
We handle the paperwork and hand you your copy. The QBCC can provide a replacement if one never reaches you.
Some unit renovations require approval from council instead, and where several lots share one drain, an added fixture means permit work.
Replacing a sink like-for-like is minor work with no Form 4 at all.
Renovations that touch gas, such as moving a cooktop, add a second layer of rules. Our gas compliance certificates page explains that side.
The big jobs under this page each have a guide of their own, and some neighbours are worth a look:

Yes, moving a sink is notifiable work, so the job sits with a licensed plumber and gets reported on a Form 4. The QBCC receives that form within 10 business days, and you can request a copy if yours never arrives.
No, a kitchen rework in an existing home is notifiable work and needs no permit from council. Apartments differ: some unit jobs need council approval, and a building on a combined drain needs permit work for an added fixture, so ask us first.
At a joint. The usual culprits are the waste joints under the sink, the tap base, the supply connections and the appliance hoses. The sink and dishwasher pages go deeper on each.
Only the indoor cold taps above a kitchen sink or laundry trough count toward the 9 litres per minute limit, and mixers are included. That limit applies before an owner can charge a Queensland tenant for all water. Taps feeding a machine sit outside it.
Four things drive it: whether fixtures move or stay, whether new supply or waste points are added, how easy the pipework is to reach, and the fittings you pick. The price is set by fixed quote after we've seen the job.
